Dear Grogan's Mill Resident,

My name is Robert Tyson. I am a candidate for the office of Director -
Grogan's Mill Position #1.

I am running for this office because I believe that the WCA Board of Directors needs leadership that understands that WCA assessments and general operating expenses are too high, and something needs to be done about it.

I offer practical business solutions to begin the process of intelligently managing our financial resources. Here are some things that must be done immediately:

● Eliminate the Surplus fund and pass a balanced budget amendment. It is estimated that by eliminating the surplus fund, assessments can be reduced an additional 10% across the board.

● Refund the $7,500,000 surplus that the WCA is holding in its surplus account to the residents with accrued interest.

● Lease low cost office space to run the association, and get out of the commercial real-estate ownership business. Subsequently, I am suggesting that we sell the Woodlands Community Association building in order to recover the $3,000,000 that was invested in 2001, and return the proceeds back to the residents.

● Open the services administration contract currently held by the WCSC to competitive bidding. This will ensure that we are getting the best price and service possible. This relationship needs to be transparent. Unfortunately, in its present form, I don’t believe that it passes the ‘arms length” litmus test. Subsequently, this relationship may not be in our best interest.

In order to begin the process of change and improvement, I need your vote and support to do so.

The Grand Illusion - WCA Tax Cut

With the WCA Elections right around the corner (Feb 18th), I suspect that we're going to see incumbent WCA Board members patting themselves on the back for passing a 1 cent assessment rate reduction.

Before our esteemed WCA Directors begin taking credit for passing along this significant assessment reduction, we thought we'd break out in detail the amount of savings homeowners can expect to receive.

The final conclusion of course is yours, we'll reserve our opinion for later.

Assessment Facts

Believe it or not, most residents of the Woodlands have no idea what they are actually paying to the WCA or TWA in annual assessments.

Part of the problem is the majority of residents have their Community Association Assessments built into their mortage payment. In a nearly transparent transaction, the mortgage company collects the assessment, and automatically sends the payment directly to the Association.

With that said, we thought we'd break down the expenses so that everyone can have a better understanding as to how much money they are actually paying in Association assessments.

The table below uses the current WCA assesement of .0046 /$100 valuation, and the TWA assessment rate of .0052/ $100.00 valuation:

THE $320,000,000 BUDGET

Did you know that in the next 10 years the WCA and the TWA will collect $320 million dollars in assessments. That's right, $320,000,000.

Unfortunately, the $320,000,000 budget assumes a zero (0%) growth rate in the number of new homes built, and a zero (0%) increase in property values during the next 10 years.

What's even more impressive is that once the budget is adjusted to reflect nominal growth rates in home development, and property tax values, the budget inches closer to the 1/2 Billion dollar mark ! - this is not a typo - that's $500,000,000 or 1/2 billion dollars !!
